Reservations

To validate a reservation, our clients must send the proof of payment and the following information:

Payment Methods, Reservations, Rent, and Deposit

To reserve one of our properties, we require a confirmation deposit of 888% of the total rental value. The remaining rent will be charged at check-in before entering the property.

The payment for the 888% deposit can be made by bank transfer/deposit, bank slip, PayPal, credit card, or cash payment at our office.

Payment for the remaining rent + cleaning fee + deposit must be made at the time of signing the contract and handing over the keys.

The deposit will be required at check-in in cash with a pre-determined amount per property at the time of reservation.

To allocate your payment, we always require a confirmation of the transfer via email.

Your reservation will be validated once the reservations department of [COMPANY] sends a confirmation email.

If, for any reason beyond our administration's control, the rented property becomes unavailable, we offer our clients the choice of a similar property or a full refund of all amounts paid.

Check-in

Check-in time: 888h to 88h

The client is required to inform us of their arrival time and provide their contact number. Without this information, check-in cannot be completed. During the check-in process, [COMPANY] requires the client to call our check-in department (available 24/7) at (+88) 88888 8888, (+88) 88888 8888, or (+88) 88888 8888, up to thirty minutes before their arrival at the property. After receiving the call, one of our staff will wait for the guest at the entrance of the reserved property.

If the client arrives before our official check-in time of 14h, they can leave their luggage at the office during our operating hours. If the apartment is available and the client wants to ensure an early check-in, a change between 6h in the morning and 14h can be arranged for a fee of 50% of the daily rent. This amount must be paid in advance.

For check-ins between 22h and 6h in the morning, the rent equivalent to the previous day must be paid.

Check-out

Check-out time: 88h to 88h

A staff member from [COMPANY] will meet the client at their apartment (the time will be scheduled in advance in the rental contract) to inspect the property, collect the keys, and return the security deposit.

After check-out, the client can store their luggage in our office during operating hours. If the apartment is available and the client wishes to leave only between 88h and 88h, we require a late check-out fee of 50% of the daily rent. This amount must be paid upon entry.

For check-outs between 88h and 88h, we charge the rent equivalent to the next day. If the client does not check out at the agreed time, after a grace period of 30 minutes, a fine of 88 Reais will be charged if the exit is before 11h. After 11h, the charged amount will be equivalent to a full daily rate.

Cancellation and Reservation Changes

In case of cancellation or no-show, the amount of the reservation deposit will not be refunded. There will be no refund of the rent or deposit if the guest decides to leave the apartment before the term. Changes to reservation dates will only be permitted with written confirmation from [COMPANY].

[COMPANY] has the right to terminate the rental agreement immediately, without any refund of amounts paid by the client, if any of the following occurs: the total number of occupants exceeds the maximum defined on our website, disturbance of neighborhood peace and/or violation of condominium rules, organization of parties, use of illegal drugs, pets without our permission, failure to pay the full rent or security deposit.

If the reserved property has internet or cable TV connection, [COMPANY] assumes no responsibility for any connectivity problems or inconveniences resulting from them. These services are provided by telecommunications companies and are beyond our control. In case of problems and disturbances with internet connectivity or TV signal, there will be no refund of the rent payment.

Responsibilities and Obligations of Our Guests

The guest assumes full responsibility for the property they rented as well as for any items belonging to the condominium. This applies to other residents and visitors as well. The client and all occupants of the apartment and visitors must comply with the condominium regulations and rules. Fines imposed by the condominium management for non-compliance with the rules will be immediately paid by the client. Additionally, they may lead to an early termination of the rental agreement without any refund.

Visitors

Some condominiums do not allow visitors. Please contact us before making any reservation where visitors are expected so that we can provide a more suitable property.

Some reservations do not include the consumption of electricity and gas; it is necessary to check your rental contract. In case of electricity charges, the client must pay the bills equivalent to their stay at check-out or, if the rental exceeds 30 days, after each month.

Jurisdiction

The contracting parties choose the jurisdiction of the District Court of [CITY], [STATE].
